Mold Inspection Portland

Mold inspection in Portland, OR

As most Portland residents know, the pacific northwest is a perfect environment for mold. Between the rain, the humidity, and all these older homes with questionable ventilation, mold problems are incredibly common. The tricky part is that you can’t always see it. Sometimes the only sign is that your allergies are acting up way more than they should be.

That’s where a proper mold inspection comes in. At NW Environmental Solutions, we don’t just do a quick walkthrough and hand you a bill. We use moisture meters, thermal imaging, particle counters, and lab-grade air sampling to figure out exactly what’s going on in your home.

WHAT’S INCLUDED IN THE MOLD INSPECTION

Here’s a breakdown of everything we do when we come to your property:

THERMAL CAMERA INSPECTION

Our thermal imaging cameras pick up temperature differences inside your walls that point to trapped moisture. You can’t see this stuff with your eyes, and many companies don’t bother with thermal imaging. We do it on every inspection.

AIR QUALITY TESTING

We bring a particle counter that measures airborne mold spore levels right there on the spot. If those numbers come back elevated, we recommend sending a lab cassette for a deeper analysis that identifies the specific type of mold you’re dealing with.

VISUAL ASSESSMENT

We walk through every room, the attic, the crawlspace, bathrooms, closets, all of it. We’re looking for visible mold, water stains, discoloration, anything that looks off. And we document everything with photos and notes.

MOISTURE METER READINGS

Mold needs moisture to grow, so we check walls, floors, ceilings, and other surfaces for dampness you might not be able to feel. If there’s hidden water intrusion, this is how we find it.

SOURCE IDENTIFICATION

Finding mold is only half the job. We track down what’s causing it. A disconnected exhaust fan? A slow leak in the crawlspace? Bad ventilation? If you don’t fix the source, the mold comes right back after remediation. We make sure that doesn’t happen.

What’s in the report you’ll get

We don’t give you a number on the spot and call it a day. After the inspection, our team goes through everything at the office and puts together a detailed PDF report.

You get it within 1 to 2 business days, and it includes:

  1. Inspection summary: the big picture of what we found, why we were there, and what the property looks like overall.

  2. Visual documentation: photos and detailed notes on every area of concern: visible mold, water damage, staining, anything suspicious.

  3. Moisture data: all the readings from our meters, showing exactly which areas had elevated dampness or humidity.

  4. Thermal imaging findings: results from the thermal camera showing where moisture might be hiding inside walls or other structures.

  5. Air quality results: particle counter readings, and if we sent a cassette to the lab, the full breakdown of mold types and concentrations.

  6. Source assessment: our explanation of what’s actually causing the mold. Plumbing leak? Condensation from bad venting? g

  7. Remediation plan: a clear, step-by-step recommendation for what needs to be repaired, cleaned, or removed.

The Mold Problems We See Most in Portland

After hundreds of inspections in the Portland area, the same culprits keep showing up:

  • Bathroom fans venting into the attic.

This is the number one issue. If the steam vent from your bathroom isn’t connected properly, all that hot, moist air is getting pumped straight into your attic instead of outside. Heavy condensation builds up, and before you know it, there’s mold everywhere up there. Most homeowners have no idea until it’s a serious problem.

  • Crawlspace moisture.

Ground moisture, plumbing drips, poor drainage. Crawlspaces in Portland are basically mold incubators if they’re not maintained.

  • Slow leaks nobody noticed.

A small drip from a pipe, a window that doesn’t seal right, a roof leak that only shows up in heavy rain. These feed mold colonies for months before anyone catches them.

“Jose did an excellent job taking care of the mold in my attic. He was very thorough — removed all the mold, replaced every duct, and finished the work quickly. He was super nice, polite, and professional throughout the process. What really stood out is that he gave me a 2-year warranty on the mold removal — who does that these days? Highly recommended!”

Mold Inspection FAq’s

  • If you’re sneezing more than usual, your eyes are watering for no clear reason, or you just feel “off” whenever you’re home, those are red flags. Same with musty smells, visible water stains, or any recent water damage. Better to check than to guess.

  • The $150 gives you the full inspection with on-site readings. The $350 adds a lab cassette that gets analyzed by an accredited laboratory that tells you exactly which mold species are present and how concentrated they are. We typically recommend it when particle levels look elevated.

  • Yes. Apartments, offices, medical facilities. We’re licensed for all of it.

  • Every remediation job we do comes with a 2-year guarantee.
