Asbestos Testing Portland
Asbestos Testing in Portland, OR
If you’re planning a remodel or demolition in the Portland area, there’s a good chance you’ll need an asbestos survey before you can start. Oregon DEQ requires it for any home built before 2004, and for commercial buildings of any age. It’s not optional and without it, you’re putting yourself and your workers at risk.
NW Environmental Solutions has been doing asbestos testing across Portland, Beaverton, Hillsboro, and the surrounding metro area for over 25 years. We’re DEQ-certified, and we handle the whole thing, from collecting samples at your property to getting lab results back to you fast.
How Asbestos testing works
We come out and collect samples.
One of our certified techs visits your property and takes samples from the suspect materials. It usually takes under an hour.
Samples go to an accredited lab.
We don’t do guesswork. Everything gets analyzed by a certified laboratory.
You get your results in 2–3 business days.
Once the lab report comes back, we send it your way and walk you through what it means.
You give us a call.
Tell us what you’re working on and what materials you’re concerned about. Popcorn ceiling? Old floor tile? Pipe insulation in the basement? We’ll walk you through it.
What We Usually End Up Testing
Portland’s full of older homes, and asbestos shows up in places most people don’t think about. The materials we test most often:
Popcorn ceilings (one of the most common ones we see)
Floor tile and the black mastic adhesive underneath
Pipe insulation, especially in basements and crawlspaces
Drywall, joint compound, and wall textures
If you’re not sure whether your materials need testing, just give us a call.
Why Oregon Requires Asbestos Testing
It’s Oregon law. any residential building built before January 1, 2004 needs a certified asbestos survey before renovation or demolition work can begin. Commercial buildings need one regardless of when they were built. And Metro won’t accept your construction debris unless you can show lab results proving it’s under 1% asbestos by weight.
Skip the survey and you’re looking at project delays, potential fines, and in the worst case, exposing people to airborne asbestos fibers.
What It Costs (And How We Save You Money)
Testing runs between $150 and $300 per sample, depending on how many materials need to be checked. But here’s how we can apply that towards your project:
If your test comes back positive and you hire us for the removal, we credit the entire testing fee toward your abatement project.

Common Questions About Asbestos Testing
-
If your home was built before 2004 and you’re hiring a contractor, yes. It’s required by Oregon DEQ. Owner-occupants doing their own interior renovations are technically exempt, but DEQ still strongly recommends it. And you’ll need lab results to dispose of the debris anyway.
-
We’re usually in and out of your property in under an hour. Lab results come back within 2 to 3 business days.
-
We’ll give you a free removal estimate. And your testing fee? It gets applied as a credit toward the abatement work.
-
Popcorn ceilings, floor tile and mastic, pipe insulation, drywall, and textured surfaces. Those are the big ones in Portland-area homes.
-
Absolutely. We’re licensed for residential and commercial. DEQ actually requires testing on commercial buildings regardless of age, so if you’re doing any kind of renovation or teardown on a commercial property, you need a survey.
